Mira Oasis 1, 2 and 3 were built and sold as three separate phases, and buyers still search for them as three separate places. Yet over nearly a year and a half of registered sales, the median three-bedroom townhouse in each phase sold within AED 10,500 of the other two.

Where Mira Oasis 1 is, and what sells there
Mira Oasis is one of two townhouse communities inside a larger master community, the other being Mira, and the whole area is often listed under the name Reem. That Reem is unrelated to Al Reem Island, which is in Abu Dhabi. The community sits where Al Qudra Road (D63) meets Emirates Road (E611), and Mira Oasis 1 is on its western side, closest to Al Qudra Road. It is a car-first community with no metro station nearby, so test the commute on the Roads and Transport Authority site before you view.
What sells there is simple. Every recorded sale was a three or four-bedroom townhouse, and three-bedroom homes made up 189 of the 258, or 73%. Phase 1 accounted for 95 sales, phase 2 for 84 and phase 3 for 79.
None of them came from the developer. All 258 were resales between owners, so this is a finished market where every price was agreed between a buyer and a private seller. It is also a busy one: those 189 three-bedroom sales were 5.7% of every finished three-bedroom villa and townhouse sale in Dubai over the same period. Depth like that makes a home easier to price when you buy it, and easier to sell when you leave.

A three-bedroom townhouse in Mira Oasis sold for a median AED 2.97M over the latest twelve months of registered sales (to mid-February 2026), and a four-bedroom for AED 3.43M. Half of the three-bedroom sales landed between AED 2.76M and AED 3.20M, a band tight enough to use as a sanity check on any asking price.

Two cautions on reading the table. Prices were rising through the year, so a twelve-month median understates what the most recent buyers paid, and the section on price movement below deals with that. The four-bedroom row also mixes two kinds of home. Across all 258 sales, recorded sizes for four-bedroom homes fall into two groups: the smaller sold for a median AED 3.0M, barely above a three-bedroom, and the larger for AED 3.83M. Ask which one a four-bedroom listing actually is before comparing it with anything.
Phase 1, 2 or 3: the price is the same

Across all 258 sales, three-bedroom homes sold for a median AED 2.95M in phase 1, AED 2.96M in phase 2 and AED 2.96M in phase 3. Three launches, three registry entries, three separate search terms, and a difference of AED 10,500.
Four-bedroom homes spread wider, from AED 3.31M in phase 3 to AED 3.56M in phase 2, with phase 1 in between at AED 3.36M. Those medians rest on 18 to 27 sales per phase, and with two sizes of four-bedroom home in the mix, the spread says more about which homes happened to sell than about the phases.
The practical test follows from it. Price the individual home, its layout, plot position and condition, against the community median, and treat any premium attached to a phase number as a negotiating position rather than a market fact.
How Mira Oasis prices have moved
The cleanest comparison is the same months a year apart, which takes the seasons out of it.

The median three-bedroom in Mira Oasis rose 11.9%, from AED 2.81M to AED 3.15M, comparing October to mid-February with the same months a year earlier. Dubai's finished three-bedroom villas and townhouses rose 10.3% over the same months, from AED 2.90M to AED 3.20M. Mira Oasis kept pace with the city, and then some.
The rise was not one phase carrying the others. Each moved up on its own: 10.7% in phase 1, 17.2% in phase 2 and 5.6% in phase 3, the last on a thin eight recent sales. When every slice moves in the same direction, the median is measuring prices rather than a change in what happened to sell.
Four-bedroom homes are left out of this comparison on purpose. With two sizes of home under one label and only 11 four-bedroom sales in the recent window, their median moves with the mix, and a growth figure would describe which homes sold rather than what they are worth.
Mira Oasis against Mira next door
Mira is the other townhouse community in the same master plan and the obvious alternative. It used to cost noticeably more: a Mira Oasis three-bedroom was 7.0% cheaper than one in Mira over October 2024 to mid-February 2025, at AED 2.81M against AED 3.03M. A year later Mira had risen 5.8% to AED 3.20M while Mira Oasis rose 11.9%, and the gap had closed to 1.6%.
The two have also converged with the city. Dubai's finished three-bedroom villa and townhouse median in the same recent window was AED 3.20M, level with Mira and AED 50,000 above Mira Oasis.
So the old rule of thumb, that Mira Oasis is the cheaper way into the community, is now worth very little on a three-bedroom. A Mira listing still priced at the old gap is asking for a premium the recent sales no longer show, and a Mira Oasis listing priced as if the old discount still applied is the one to look at first.
Mira Oasis rental yield: about 5% gross
Rent figures here are for the district rather than each community, which works well in this case: almost nine in ten finished-home sales in the district were in Mira or Mira Oasis. The district's median annual rent is AED 155,000 for three bedrooms and AED 185,000 for four.
Against Mira Oasis prices over the latest twelve months, that is a gross yield of about 5.2% on a three-bedroom and 5.4% on a four-bedroom.

For context, Dubai's villas and townhouses as a whole yield about 5.0% gross on the same basis, and three-bedroom homes of every type about 3.8%. The difference sits on both sides of the division: a Mira Oasis three-bedroom rents for 24% more than the typical Dubai three-bedroom and costs about 10% less to buy.

The registry district that holds Mira Oasis also saw new homes go on sale. A large off-plan villa scheme there recorded 1,705 sales between late December 2025 and mid-February 2026, and its four-bedroom homes sold for a median AED 2.83M, AED 325,000 less than the recent median for a finished three-bedroom in Mira Oasis.
That is the trade in its plainest form: a bigger home later, or a smaller one now. The finished townhouse can be lived in or let from the day of transfer, and it has 258 recorded resales behind it. The off-plan home costs less per bedroom but earns nothing until handover and has no resale record yet. Neither is the wrong answer.
